Not sure where to begin? Here’s a simple roadmap to move from idea to opening day in Southfield.

  

1. Find a Location (Site Selection)

2. Confirm Zoning and Allowable Uses (Planning Department)

Before signing a lease or purchasing a property, contact the Planning Department with your proposed business address and your intended use. Planning will:

• Confirm that your business type is permitted within the zoning district
• Verify that the site has enough parking to meet ordinance requirements
• Determine whether any additional Planning reviews or approvals are needed
• Provide guidance if exterior changes are planned (signage, façade updates, site layout, landscaping, dumpsters, lighting, etc.)

3. Apply for Permits (Building Department)

Once Planning confirms that your proposed use is allowed, the next step is to contact the Building Department. Based on your scope of work—or if the space only requires a change in occupancy—Building will guide you through:

• What permits are required (maybe as simple as applying for a Change in Occupancy permit)
• What plans need to be submitted
• Whether mechanical, electrical, plumbing, or fire approvals are needed
• The overall inspection sequence for your project

The Building Department will help determine the exact steps you need to take before occupying or renovating your space.

4. Obtain your Certificate of Occupancy

A Certificate of Occupancy is required before opening your doors to the public. It verifies that the space meets safety, use, and code requirements.
